Some of what we check on a quote never appears on a national carrier’s checklist. Aging sewer laterals under pre-war rowhomes fail expensively, and the repair usually is not covered unless a service line endorsement is added. Twins and rowhomes share party walls, so one neighbour’s fire or water loss becomes yours faster than detached-home owners expect.
Streets in the Darby Creek watershed carry flood exposure that standard homeowners policies exclude entirely, and some of the worst losses we have seen came from homes nowhere near a mapped flood zone.
