For tenants and apartment dwellers
Renters insurance covers your belongings, your personal liability, and the cost of living elsewhere after a covered loss. For tenants in Drexel Hill and the rental blocks around Upper Darby and Lansdowne, it usually costs less per month than a takeout dinner.
Most tenants find out what a landlord policy actually covers at the worst possible moment. The Pennsylvania Insurance Department puts it plainly: just because your landlord insures the space you rent does not mean that you are covered. A kitchen fire, a break-in, or a burst pipe can empty an apartment, and the building’s policy owes you nothing for what was inside.
This is the least expensive policy we write, and the one most often skipped.
What is covered
Three core protections, plus the pieces most tenants never realise travel with them.
Furniture, clothing, electronics, and everything else you own, against fire, theft, and other covered causes of loss.
If a guest is injured in your unit or you accidentally damage someone else’s property, this pays for the claim and the defence.
If a covered loss makes the unit unlivable, this pays for temporary housing and the extra costs of living displaced.
Smaller injury bills for guests, paid without anyone needing to prove fault or file a lawsuit.
Property stolen from your car, lost with your luggage, or taken at the gym is still your property, and still covered.
Sewer and drain backup is excluded on the base policy. In older buildings we usually recommend adding it.
Cost
Published Pennsylvania averages run from roughly $118 to $325 a year, which is about $10 to $27 a month. The spread depends mostly on how much personal property coverage you buy and the liability limit attached to it.
The assumptions behind those figures matter. NerdWallet’s $118 a year assumes $30,000 of personal property coverage with $100,000 of liability. MoneyGeek’s $190 a year prices $20,000 of property coverage. Insure.com’s $325 a year buys $40,000 of property coverage with $300,000 of liability. Same product, different sizes.

The Pennsylvania layer
No Pennsylvania statute requires a tenant to carry renters insurance. Landlords, however, are free to require it as a condition of the lease, and most larger property managers now do. Check your lease before assuming either way.
The Insurance Department’s consumer guidance notes that your landlord may require you to have renters insurance, but not all do. When a lease does require it, the landlord usually asks for proof of a liability limit, commonly $100,000, and sometimes asks to be listed as an interested party so they are notified if the policy lapses.
