With roughly 85,000 residents, the township is the largest municipality in Delaware County, and its mix of owner-occupied twins, converted rentals, and small storefronts needs more than one carrier’s opinion.
The housing tells the story. Brick rowhomes and twin duplexes went up here in the early 1900s, with block after block of brick and stone twins built through the 1920s and 1930s along Garrett Road, Lansdowne Avenue, Long Lane, and Market Street. Tudor-revival touches appear in the southern end. Very little of it was built for the way it is used now.
That gap is where the claims live. Houses built as single-family homes are frequently rented today, sometimes floor by floor, and a homeowners policy left running on a tenant-occupied property is the single most common uninsured-in-practice situation we find in this township.

Pennsylvania averages run roughly $1,177 to $2,195 a year depending on the dwelling limit assumed, and this corridor prices below Philadelphia and above the rural counties. Attached housing, building age, and whether the property is owner-occupied or rented move your number more than anything else.
Landlord coverage on the same building runs higher again, with published Pennsylvania figures clustering between roughly $988 and $1,380 a year for a single rental dwelling. If you own the twin you live in and rent the other side, you need both conversations, and they are not the same conversation.
Deductibles are the honest lever here. Raising a deductible you could genuinely absorb lowers the premium more reliably than trimming coverage you would actually miss, and on attached housing the coverage is the part worth keeping intact.

Mixed use
A building pattern repeats across this township: retail at street level, one or two apartments upstairs, one owner responsible for all of it. It is the backbone of the commercial strips here, and it is genuinely awkward to insure, because it is neither a straightforward commercial property nor a straightforward rental dwelling.
Carriers treat that combination very differently. Some want the whole building on a commercial package with the residential units scheduled, some prefer a dwelling policy with the retail portion endorsed, and some decline the mix outright depending on what the ground-floor tenant does. A takeout kitchen underneath apartments is a different underwriting question from an accountant’s office underneath the same apartments.
Getting it wrong is not a paperwork problem, it is a coverage problem. Buildings placed on the wrong form can find their residential or their commercial half arguing about which policy responds. When we quote a mixed-use property here we ask what actually happens on each floor, then place it where the whole building is covered by one coherent structure rather than two policies that meet awkwardly in the middle.
Why independent
Plenty of agents want the tidy owner-occupied single and quietly avoid everything else. This township is not built that way. The same block holds an owner who has been there forty years, a landlord with four doors, and three tenants who each need a policy of their own, and all of them deserve a real comparison.
